Electrical Installation Condition Report (EICR)

We highly recommend you periodically test and certify your commercial property’s electrics. How often depends on the building’s age, use and general condition and we’re happy to give you advice if you’re unsure.

Unlike residential properties, we can test a sample circuits, rather than every one. We always conduct an initial survey to decide how many circuits to test, or we can sometimes base that decision on up-to-date digital pictures of the property’s fuse boards.

What are the tests for?

We test for:

  • overloaded electrical circuits
  • potential hazards within the electrical installation
  • defective work
  • lack of earthing or bonding
  • condition of the fixed wiring of the installation
  • fuse or circuit breaker ratings
  • ensuring RCDs trip correctly under fault conditions

How does it work?

Our tests go beyond a simple visual inspection. Specialist machines test the complete integrity of the electrical circuits to the latest wiring regulations.

How long does it take?

This would depend on the size of the property.
We’ll need to power-down certain sections. Convenient times can be arranged to minimise disruption. We’ll need access to rooms to check sockets and electrical items.

What do the results reveal?

You’ll receive a full EICR certificate and a written report with our findings and details of any remedial works required. We present these in order of importance, along with a breakdown of costs and a recommended timescale to complete. You should receive your report within three working days.
